Architecture design
Meeting and discuss the project
Clear architecture design process will help the investor knows which design firm is professional and understand how the work goes step by step. A complete process will consist of 9 steps:
- Receiving client’s requirement
- Site survey
- Contract signing
- Initial design conclusion
- 3D design discussion
- Building permit consultation
- Inspecting the drawings
- Design document delivery and finish the payment
- Author supervision
Receiving client’s requirement
Saler will arrange an appointment with the client to discuss the client’s vision and need for their property
Moment will provide preliminary consultation about design style, function plan, material, cost estimation and discuss the working process
Site survey
The following step is site survey. Architect will visit the building location to inspect the site, dimension and study some aspects, such as:
- The area of the land
- The neighborhood and surroundings
- Other
From these information, architect can start to create initial draft of the concept design, which consists of basic floorplan, design style, color theme, reference, etc.
Contract signing
After discussing the concept, design process and the milestones, Moment will create a contract which describes the work thoroughly and specifically, including laws, tasks, worktime and design fee.
Client will make the 1st milestone advance payment as the contract mentioned (Moment invoice record).
Initial design conclusion
Moment starts to work on initial drawings (including hand draft and basic floorplan) in 2-3 days based on the complexity of the work.
After 2 revisions of the 2D drawing (if any) and the customer still does not agree with the design, the company will refund the advance payment..
The customer who has approved the preliminary drawings will proceed to sign the design contract with the red seal and signature of the representative, and at the same time receive the final 2D plan according to the design procedure..
Site survey
The survey is necessary and the next step before proceeding to design for the customer:
- Measure and check the current status
- Draw the surrounding status accurately, especially the elevation and dimensions
- Locate route of equipment, connection lines of technical equipment in the land
Architectural floor plan design
Once the design contract is agreed upon, Moment's architect will create a preliminary floor plan that includes:
- Style and material suggestion
- Structural plan with dimension of walls
From there, customers can grasp the preliminary status of the land (idea) and discuss their wishes, needs, and ideas with the architect. Make sure that the homeowner's wishes and needs are clearly understood by the architect, then the architect will proceed with the detailed design.
Review 3D design
After 3 - 5 days, the homeowner will receive 3D concept illustrations including:
- Explain the floor plan of each floor (living room, bedroom, bar, cafe...)
- Architecture renderings details specify lines, patterns, thickness, height, etc. (2 - 3 main and secondary views)
- Color details, color combinations of materials, background, walls, etc. in the design space
- Details of materials used in design, etc
To proceed to the next step in the full process of design steps, the customer makes a second advance payment according to the contract % after approving the 3D rendering.
Consulting on construction permit procedures
From the preliminary design drawing plan, the customer provides copies of relevant legal documents for the design and construction company to prepare a complete design document to apply for a construction permit, including: preliminary drawing, technical construction design document and construction permit drawing. Develop detailed technical drawings in accordance with the technical design process including:
- Architectural drawings
- Interior detail drawings
- Electrical and plumbing structural drawings
- Interior perspective drawing
- Perspective and details of garden landscape (if any)
The time for designing technical construction drawings and making construction estimates ranges from 20 to 30 days depending on the scale and nature of the project.
After successfully applying for a construction permit, it is necessary to estimate the cost of construction and design so that the customer can prepare a specific budget.
All drawings are carefully drafted.
Design Review
In this stage, the architect provides details and the entire architecture design method based on actual survey data and customer requirements.
Handing over detailed designs helps the owner visualize the entire house from inside out, each room, each floor after completion.
The architect makes edits and sends back the best design solution after receiving customer feedback.
Design documents delivery and contract settlement
After the process of unifying and approving the design plan, the customer will be handed over the design product including detailed interior technical drawings, 3D renderings, cost estimates for materials and equipment, 2D perspective drawings, electrical and water layout drawings, contract payment requests, contract liquidation, estimate documents and actual unit prices of items.
At this point, the work in the interior, exterior and technical design process is almost complete, with only one final step remaining: supervising the copyright after construction with the exclusive design.
